How do you know your pool deck needs work?
Most pool deck problems start small and grow every season the pool's open, so it helps to know what you're looking at before it turns into a bigger job.
Cracks running every direction
Cracks that wander across the deck instead of following the cut lines usually mean the joints were skipped or cut late. Left alone, they widen and chip.
Sections sinking or tipping
When one slab sits lower than the next, the base under it usually wasn't packed and has settled. The edge it leaves only gets worse and catches toes.
Flaking near the pool edge
A surface that peels or flakes close to the water often means salt or pool chemicals are getting into concrete with no protection left. It keeps spreading outward.
Sealer worn dull
Color that's gone flat and concrete that darkens and soaks up splashes usually means the sealer is worn through. Resealing now is a smaller job than repairing later.
A dusty, chalky top
If your hand comes up gray after you brush the deck, the top layer is weak, often from a pour in midday heat. It keeps wearing down.
Patches that keep failing
Patched spots that crack loose or don't match the rest usually mean the problem underneath was never fixed. Another patch tends to buy a season, not a deck.
How we build a concrete pool deck in Newport Beach
A concrete pool deck is flatwork, the flat slab that wraps around your pool, and before I pick a sealer I ask whether your pool runs on salt or chlorine, because that changes what holds up. Then we talk through how often each kind needs redoing, so the look you want fits the upkeep you'll actually do. On the job, our crew breaks out any old deck, digs out and packs the subgrade, which is the ground the slab sits on, instead of raking dirt level and pouring on it, and then sets the forms. We pour in the cooler part of the day, since concrete placed in midday heat can leave a weak, dusty top, and we cut the control joints while the slab is still young so any cracks follow lines we chose. The slab then cures, a wait that lets it gain strength before it takes foot traffic, and the sealer goes on last. If the budget gets tight, I'll trim the finish before I'll trim the base, because a nice finish on a bad base is just a pretty crack waiting to show up. Your price mostly moves with the deck's size, how much old concrete comes out, how easy it is to get into the yard and the finish and sealer you choose, and the schedule turns on permits, inspections and curing, so the written estimate gives you the number for your own deck.
Pool yards often have a step or two between the house and the deck, and we can build concrete steps as part of the same job so the walk down matches. If a pool house or cabana is going in beside the deck, we also do slab foundation building, and I'll tell you up front when a structure needs an engineer.

Pool deck questions we hear
These are the questions Newport Beach homeowners ask us most about pool decks. If yours isn't here, call or send a message and tell us about your pool.
How much does a concrete pool deck cost in Newport Beach?
Across the US, concrete pool deck installation usually runs about $10.50 to $12.50 per square foot, and that's a national figure for the install, not our price. Your own number turns on what I find when I walk the yard, and you get it in writing. Our work is satisfaction guaranteed.
Which sealer is best for a saltwater pool deck?
One sealer maker advises a sealer made to resist chloride on a salt pool deck, because salt pools spray salt onto the concrete around them. The same maker says a regular chlorine pool typically does fine with an acrylic film sealer. That's why I ask which one you have before we pick anything.
How do I choose between a film sealer and a penetrating sealer for my pool deck?
Choose by how much color you want and how often you're willing to reseal. One maker's guide puts film sealers at a recoat every 18 to 24 months and penetrating sealers at three to five years, though the penetrating kind brings out less color. If you want the richer look, plan on resealing more often.
What causes cracks in a new concrete pool deck?
Concrete shrinks and moves as it ages, so some cracking is normal, and joints are spaced to control where a slab cracks, not whether it does. That makes joints part of the plan, not a defect. Ask any contractor where the joints will fall on your deck, and I'll show you ours before we pour.
Do I need a permit for a concrete pool deck in Newport Beach?
Ask the city's Permit Center before you build, since it issues construction permits and can tell you what your deck needs. The city says all new construction needs a building permit and decks 30 inches or less above grade need no city permit, and it also says other agencies may still require reviews when it requires none. Inside the coastal zone, work generally can't start until a coastal development permit is issued, and the city reviews most of those applications itself, so we sort out what applies to your lot before we plan the pour.
Does a contractor need a license to pour a pool deck in California?
Yes, forming, pouring and finishing flat concrete like a pool deck is work for a licensed concrete contractor in California. The state lets an unlicensed person take a job under $1,000 only when it needs no permit and they have no employees.
